The housing market in Texoma has been affected by the coronavirus just like many other industries throughout the country and the world this year. Coming off a housing boom in 2019, the first quarter of 2020 saw new construction and low housing prices, making the region a buyer’s market.

According to January reports, there were about 171 homes on the market in Sherman and 178 for sale in Denison. By comparison, there were only 650 residential listings for all of Grayson County, GTAR President Evan Martin said. According to Martin, a healthy number of homes on the market, by comparison, would be about 1,400 for the whole county.

Last month, Grayson Magazine looked at the housing market for 2020. This month, we would like to show you some of the homes that have been for sale in the region this month.

West Sherman

628 Legend Lane was listed on March 3 for $399,900 by Dean Gilbert Realtors and Century 21.

“It’s a great upper-end house, but it’s still an affordable house,” said real estate broker Dean Gilbert Sr. “It’s a beautiful home, just gorgeous, (and) in a great location.”

The 3,388 square-foot home with a bath brick and stone façade and circle driveway commands a nearly half-acre lot. It backs up to a creek behind the spacious grounds, providing unparalleled natural scenery for a backyard in the city. Highlights include a wide-open family room next to an open-concept kitchen, where granite countertops merge into a perfect breakfast bar area. The dining room is separate for more private affairs. Hand-scraped hardwood flooring gives the home an air of sophistication.

Woodland Hills

The home at 233 Woodland Hills Drive was listed by Paragon Realtors for $2,500,000 on March 10.

“The house is unbelievably amazing,” Johnson-Nora said. “The wow factor lives here. There’s just so many features.”

Those features include a spacious 5,280 square-foot first floor topped by 4,358 square-foot second story. The four-bedroom home commands a 5.68-acre lot and features an impressive pool, and multiple balconies and patios with outdoor eating areas upstairs and down.

Visitors approach the entry room through 10-foot custom decorative wrought iron double doors. Once inside, they are wowed by the dramatic double-domed, custom painted 30-foot ceiling with recessed rope lighting. A curved staircase with split landing and custom wrought-iron railing leads to a sitting area at the top with three specialty lighting sights for art. A double-sided gas fireplace with custom mantle adds to the air of sophistication.

Fannin Avenue Estate

The home at 4285 South Fannin Avenue was listed by Tom Moore and Frontier Properties Real Estate for $915,000.

This home in Denison offers room to roam both inside and out. Built in 2016, the house features five bedrooms, three baths, and custom features throughout.

“It’s a really neat home with a great view,” said listing agent Tom Moore. “It’s set up high and really private.”

While located only minutes for major thoroughfares, the steel-framed home with rock exterior provides peaceful tranquility away from the city chaos. It overlooks 36 private rolling acres with lush pecan trees. Two private ponds afford a natural respite from the summer heat. The home itself is set back from the main road to ensure maximum privacy. A creek abuts the property’s north side and includes nice bottom land.
