Sherman residents along FM 1417 could soon be getting some new neighbors.

The Sherman Planning & Zoning Commission approved a zoning change for property along the 1100-1300 blocks of FM 1417 and the 3800-4000 block of Quail Run Road to develop 102 single-family patio homes. The commission approved rezoning 19.967 acres from multi-family residential to single-family residential while also zoning four lots along FM 1417 for commercial development.

The developer, Wyldewood Homes, is planning on constructing homes similar to its current Pebblebrook Estates development along Park Avenue in Sherman. A representative for the developer assured the council he had no intention of platting the land for patio homes, then seeking special use permits to the contrary. He indicated his intention was to develop lots similar to those he is already developing.

The commission approved both of the tracts. When asked what his intention was for the commercial property along FM 1417, the Wyldewood Homes representative said he planned to sell the commercial land to someone else to develop.

There were no citizens outspoken in either support or opposition for the proposal. The commission approved the zoning only at this time, stating that preliminary plats would need to be reviewed at a later date.]

In July, Wyldewood received a specific use permit for 26 patio homes on the property in the 2300 block of Peggey’s Cove, 3300-3500 blocks of Hanan Street and the 2300-2400 blocks of Southridge Lane from the Sherman City Council.

Tim Pike, who represented that item before the commission in June, explained Wyldewood was planning to do the same thing it has done with the other lots in that area of the city. Pike said the front and back setbacks are pretty standard, but the 26 homes to be built as part of Wyldewood’s request needed the smaller side setbacks of the patio homes.
