The Sherman Planning & Zoning Commission met Tuesday for its regular monthly session.

The Commission approved a request by Melissa Dingle to build a covered carport attached to the chiropractor’s office located at 3405 Loy Lake Road. The 40- by 20-foot carport will be attached to the business by a breezeway.

Cesar Valles Ortiz sought an exemption and variance to allow for a 17-foot setback for an addition to the rear of a home at 1208 E. Pecan St. The required setback for buildings in a R-1 residential District is 25 feet, making the existing home non-conforming. Ortiz also announced plans to build additional parking on the property to allow for the extra bedroom. The Commission unanimously approved the request.

A final agenda item for a plat that would create 46 residential lots on 8.663 acres in the second phase of the Pebblebrook South subdivision was withdrawn prior to the meeting.
