Sherman recently approved agreements to extend water and sewer mains to new businesses planning to open in the city.


The Sherman City Council approved a pair of development agreements last month to construct public sanitary sewer main improvements to the Sherman Crossroads development and both water and sewer mains to the planned express car wash on Loy Lake Road.


Director of Engineering Clint Philpott said the development agreement with Sherman Crossroads will extend the sewer from the first phase of West Travis Street, which the city recently finished.


“It will go south to 1417 and then along the Globitech property line and tie into our sewer main,” Philpott said.


The city will receive no development fee for that extension from Sherman Crossroads Ltd., but the developer of the carwash, 3B&L Loy Lake LLC, will pay a $1,275.30 development fee for the public inspection. Philpott explained the second development agreement was for sewer extension and water extension for the new carwash being developed at the northeast corner of Loy Lake Road and East Pecan Grove Road.


“This just allows us to test and inspect their construction,” Philpott said.


Both development agreements were approved by the council unanimously.


In March, the council unanimously approved a development agreement with JRH Sherman for the construction of public water mains and sanitary sewer mains for the 3.0522-acre Sherman Crossroads medical development on the northwest corner of the intersection of U.S. Highway 75 and FM 1417. As part of the agreement with the city, JRH Sherman also agreed to pay a development fee of $1,047 for public inspection.


The city approved plans for the express car wash earlier this year. When developers went before the city’s Planning & Zoning Commission seeking a specific use permit, they said plans for their Sherman location include drive-thru tunnels that will provide stacking for 40 cars and 21 vacuum spaces. In a letter provided to the commission, the company stated the Sherman location would be open 12 hours a day, offering a variety of wash levels and pricing, as well as free vacuum services.
